About the Hot Tubs

Cardinal House and the Barn Owl have instructions for how to operate thier hot tubs in their main bedrooms.

Do not allow children to use the Cardinal House hot tub unsupervised.

Do not allow animals in the hot tubs.

DO NOT ADD ANY CHEMICALS TO THE HOT TUB.  This means no soaps, no shampoos or conditioners, no bath oils, no massage oils, no bath bombs, no bubblebath, etc.  The hot tub is just for people wearing either bathing suits or birthday suits.  IF I HAVE TO DRAIN THE HOT TUB AFTER YOUR STAY THERE WILL BE ADDITIONAL CHARGES TO COVER LOST USE FOR THE NEXT GUEST DUE TO HEATING TIME AND CHEMICAL COSTS.

Cancellation Policy

If you cancel anytime a one night rental fee will be charged to your credit card. If you cancel within 14 days of your arrival date your credit card will be charged the full rental fee. No rebooking or changes to the reservation. No shows will be charged the full amount of the reservation. In the event of your early departure, we cannot give a refund. We also cannot give a refund for cancellations due to inclement weather or national emergencies.

CORONAVIRUS EXCEPTIONS: If another government shutdown is ordered, we will move your reservation to future available dates of your choice. Call Rachel at 740-395-1316 with questions or concerns.

Basic Rules

Check in anytime after 4:00pm  Check Out by 10:00am.

Please wash your dishes and lock the door when you leave.

No Smoking  No ATVs  No Parties

Dogs Welcome - Please keep them leashed and clean up after them inside and out. Pets must be kenneled anytime they’re left unattended.

Must be at least 18 to reserve

2 Night minimum stay usually.  Rental fee is charged as soon as you make the reservation. One night stays available occasionally upon request on day of arrival OR if there is a night by itself available on our calendar. Call to inquire.

By Reserving Cardinal House you accept that you will be charged extra for any damages or if excessive cleaning is required after your stay.

What does "Autism Friendly" mean?

At Rookery Hills "Autism Friendly" means that we're not going to call you and ask you "to please be quieter". If something gets broken during your stay we will have to charge you for damages, BUT we won't be angry and we won't shame anyone. We just ask that you let us know asap so that we can hopefully fix it before our next guests arrive.

We WILL do anything we can to accommodate your family's needs.  If you would like certain things put away before your arrival, just let us know.  If your family is on a special diet, we will make sure the kitchen is spotless. (We already keep things freakishly clean, but we'll make sure you won't have to worry about cross contamination.) 

If there's something we haven't mentioned here that you would need us to do to make your stay with us happier and easier, please just let us know! 

Parking

Please don't block the driveway at Cardinal House.  Instead park to the left of the driveway on the gravel patch we've made for you.  We live further up the driveway and we'd hate to have to disturb you to be able to get out.

If you need to drive on the grass minimally to turn around at either Cardinal House or the Barn Owl, that’s fine. Please don’t try to back out onto the road.
